Greg Trotter - President of Commercial Building ConsultantsPresident and founder of Commercial Building Consultants, LLC and All Florida Home Evaluation, Inc brings over 20 years of experience in the construction industry as a contractor and consultant. He began working in the field with R.C. Foss and Son, Inc., of Pittsfield, NH in 1979 as Project Superintendent and then as Project Manager for a variety of commercial and institutional buildings. He has also worked for Eckman Construction, Bedford, NH, R.H., White Construction, Merrimack; owned and operated DR Salo Masonry, Nashua, as well as working at Certified Building Inspectors, Inc., Maitland, FL and Property Condition Assessment, Inc., Orlando, FL.

150 Unit Luxury Apartment Complex located in Orlando Florida.

Property owner defaulted and operations were poor due to mis-management and neglect of the asset.Successfully achieved market occupancy levels by aggressively managing the asset, as well as, completing all necessary capital projects.

652 Unit Apartment Portfolio located throughout the State of Indiana.

Low Income Multi-Family Apartment complexes, owned by a Non-Profit entity, as such a foreclosure by Lender was not an option due to the significant tax liability that would be would not be preserved via that execution. Completed capital needs to the properties and simultaneously marketed the properties for sale while Lender worked through a forbearance arrangement with the owners. Successfully arranged a sale of the assets to an non profit organization to the benefit of the Lender.

82,000 Square Foot Class B Office Building located in Miami Florida.

Miami Office market retracted after the Dot-com industry evaporated and the building was left close to vacant. Over the next few years, managed the property during the recession of this market segment, completed capital projects that we in process and completed all tenant improvements necessary for new tenants to move in. During these years the Lender was pursuing a foreclosure, the defending the bankruptcy filing of the Borrowers. The market slowly returned and vacancy steadily decreased due to tireless marketing and leasing efforts. After 5 years of management and working with Lender on legal cases, the asset was sold days before a foreclosure sale and Lender was made whole.

404 Unit / 18 Story partially constructed Condominium-Hotel Located in Orlando, Florida.

  • $17,000,000 Loan
  • Asset Management, Workout and oversaw $7,000,000 in Construction of second tower and Restoration of previously completed building. Provided expert testimony in Bankruptcy case for Lender.

Hospitality which had reached highest levels in 1997 declined through the ensuing years and after the attacks on September 11th 2001 the tourism industry took a significant blow. This asset’s workout began in 1999 as the construction of the second tower of the property became the objective; The first tower was constructed and partially operational at this time, issues related to poor construction needed to be addressed.After market changes, not only was construction a priority, but the operations became increasingly important. Additionally, considering the hotel market’s terrible condition in those years, a new use for the asset became a focus on the managing and disposition front. During such time the Lender was pursuing foreclosure, at such time the foreclosure became imminent the Borrowers filed for bankruptcy protection further expanding the timeframe. With research and evaluation of the market conditions a new use was determined, Time Share, and an aggressive marketing plan followed. A buyer was found for the asset and it was sold mid stream of the bankruptcy proceedings making lender whole.

 

360 Room Hotel Located in Orlando Florida.

  • Asset Management, Workout and oversaw $5,000,000 in Renovations and provide expert testimony in Bankruptcy case for Lender.

The property was mid-stream on extensive renovations when the Borrower’s defaulted. The workout required completion of the renovations as well as the proper management of the asset. This asset was also negatively affected by market conditions and the attacks of September 11th 2001. As such, not only was renovation a focus, but potentially a new use. The lender pursued all remedies and after litigating foreclosure and bad faith bankruptcy filings by the Borrower was successfully awarded the property. Management of the asset continued and a new use was determined prior to the market for sale. A condominium use was determined best for this period of time in the market. The asset was marketed for sale and within a few months was sold for a profit to the Lender (owner via foreclosure).

806 Unit Multi-Family Apartment Complex located in Baltimore Maryland.

  • $36,000,000 REO by Lender
  • Asset Management, Workout and oversaw $4,000,000 in Renovations
  • The Borrower for the Lender on this asset, in violation of the loan documents, removed the management company.

The Borrower proceeded to mis-manage the asset via using operating funds for other assets and ventures, leaving this asset starving for dollars. This continued when a fire damaged one of the buildings, insurance proceeds were inappropriately used leaving the building unattended. As units became available for lease, other units were cannibalized for turn over necessities such as cabinets, appliances, and carpeting eventually leaving 20% of the units uninhabitable. Lender completed a successful foreclosure. Took control of the asset, oversaw the renovation, leasing and repositioning of the property. Once stabilized a sale of the property was negotiated and Lender was made whole.
