PCA Services

Our inspectors follow the ASTM 2018-01 "Standard Guide for Property Condition Assessments: Baseline Property Condition Assessment Process" for commercial property inspections. We also follow the Construction Specifier’s Institute (CSI) Division hierarchy to categorically analyze your property from sitework through electrical equipment. We can expand the scope of services to include Capital Reserve Budgets, ADA Tier 1-3 Compliance, Environmental Site Assessment, or further studies of building subsystems: for example, facades, roofs, HVAC, or structural.

01000 General Requirements:

Interview authorities having jurisdiction such as building and fire departments.

02000 Site Work:

Look for evidence of ponding water, surface runoff drainage, landscaping, and irrigation system condition.

03000 Concrete:

Observe concrete movement, cracking or pre-cast attachment details.

04000 Masonry:

Observe brick and stonework, including, lintels, caulking, copings and observe telltale stair steps cracks indication movement and report findings.

05000 Metals:

Observe metal construction condition including columns, beams, joists, girders and decking. Also, stair treads, hand rails, riser and tread ratio as well as hand rails and balcony rail heights and openings to insure they are in accordance with ASTM, NFPA, Life Safety 101 and the building code.

06000 Wood & Plastics:

Observe wood conditions including porches, trim, fascia, windows and doors that are observable.

07000 Thermal & Moisture Protection:

Check to see if the roofing, guttering, chimneys and skylights have been installed as reported.

08000 Doors & Windows:

Report on condition of doors and whether they are rated to meet the code for fire protection and in the case of hollow metal doors, if they are exhibiting any rust. The grazing will be inspected to determine if tempered glass was used in and adjacent to moving elements.

09000 Finishes:

Report on condition of EIFS or lath and plaster systems, gypsum wallboard, tile, terrazzo, acoustical treatment, carpet, painting and wall coverings.

10000 Specialties:

Report on condition and installation of specialties.

11000 Equipment:

Report on condition and installation of building equipment in transactions where furniture, fixtures and equipment are included in the contract.

12000 Furnishings:

Note condition of furnishings in transactions where furniture, fixtures and equipment are included in the contract.

13000 Special Construction:

For instance in division 13100 Lightning Protection: Lightning protection and grounding systems will be identified and reported.

14000 Conveying Systems:

Note condition and operation of elevators, dumbwaiters, escalators, dock systems, pneumatics, lifts, and hydraulic equipment will be reported on.

15000 Mechanical:

Note condition and operation of Heating, ventilating, and air conditioning equipment, controls, plumbing, fire sprinkler, observe air handling units, return duct, air handling unit casings, coil pan, drain pans, and supply duct work and insulation for conditions that would support growth of algae, mold and fungi resulting in Indoor Air Quality or sick building syndrome. If these conditions are found then they will be reported. The domestic water supply and sanitary drain waste and vent systems will be observed and reported.

16000 Electrical:

Report on condition and operation on electrical service entrance, distribution panel, capacity, wiring and terminal devices. Including the observation of the installed system as compared with the designed riser diagram with particular emphasis on any second and third generation building enhancements that may have been done without benefit of permit, inspection and code compliance. These conditions will be reported. Report on low voltage signal, control, security, telephone, television, and data wiring where present.
